Property support for foreign buyers
Real Estate Services in Azerbaijan
You're choosing a property in a country you can reach twice a year, from adverts written by people who want the sale. The first decision isn't which flat. It's which city, which type of property, and how much of the work you want carried for you. We cover real estate in Azerbaijan from a base in Baku: sourcing against your brief, inspection in person, documents gathered for legal review, and negotiation.
- A shortlist built from your brief, not from whatever a seller wants moved
- Somebody stands inside the building before your money does
- The legal points carried by Azerbaijani lawyers we work with, not left at your door
Our office base is Baku, and the same team also handles business setup, short lets and farming work in the country.

What's covered
What do our real estate services in Azerbaijan cover?
Our real estate services in Azerbaijan cover the whole decision: which city and property type suit your purpose, then the search, the inspection, the document gathering and the price talks. Where a stage needs its own kind of work, we say so.
Distance is the real problem here, and better photographs don't fix it. You can read an advert from anywhere. Knowing that the seller owns what he's selling, or that the street is quiet at ten at night, needs a person standing in it.

- Sourcing against a brief: budget, purpose and area in, a short list of real candidates out.
- Inspection in person: a visit, then a written account of what the advert left out.
- Document work: we collect the ownership papers and mark what a lawyer has to read before money moves.
- Negotiation: we put your offer and your questions to the seller in their own market, so you aren't bidding blind across time zones.
None of it is sold as a package. Tell us the stage you've reached and we'll say which parts you actually need, even when the answer is one visit and nothing more.
Send the city, the budget range and what the property is for, and we'll say which part of the work fits.

The process
How does a property enquiry with us start?
It starts with your details and a review. You send what you have, we go through it with you, and you get a plan of steps that names the parts belonging to a qualified lawyer or tax adviser. Then you choose what to instruct.
Step 1
Send the brief
A budget range, what the property is for, and the city if you've already settled on one. Three lines are enough to open the conversation.
Step 2
We read it and answer straight
We go through the brief with you and say what that money and that purpose actually buy here. If the idea doesn't hold up, you hear it before you've spent anything.
Step 3
You get a plan of steps
The plan sets out each step, who performs it, and which parts sit with qualified legal, tax or accounting professionals. You see the whole path before committing to any of it.
Step 4
You choose what to instruct
Pick the stages you want. We carry out what we agreed and report back, and we don't quietly widen the job along the way.
| What you send | Why we ask | What comes back |
|---|---|---|
| A budget range | It decides which city, district and property type are realistic | A straight yes or no on the brief, before any searching starts |
| The purpose: to live in, to let or to hold | The same money buys different things depending on the job | The property types worth your attention |
| A preferred area, if you have one | It tells us whether the capital is already decided | Either a search in Baku or a wider conversation first |
| How easily you can travel | It changes which steps you'd have to attend yourself | The parts we can handle without you, and the ones to put to a lawyer |

Service options
Which property service do you need?
Four different jobs sit behind the words property services. Choosing and checking a place to buy, supporting the purchase itself, looking after a flat you already own, and letting it to short stay guests. Each option below covers one stage.
| Service | Pick this if | What it does |
|---|---|---|
| Real estate services in Baku | The capital is settled, and the question is now districts and buildings | Searches, visits and reports on property inside the city |
| Buying property in Azerbaijan as a foreign buyer | You have a property or a shortlist and want the purchase itself supported | Runs the buyer's side of the purchase and organises the checks |
| Property management in Baku | You own the place and live somewhere else | Acts as the person in the city your property can call on |
| Airbnb setup and management in Baku | The flat is meant to earn from short stays | Helps set up and run the short stay side |
Most buyers use two of them in sequence: buy with support, then hand over the keys for management or short lets. One team carries your details across, so you aren't repeating your situation to a new firm at every stage.
If you can't tell which row is you, start with the enquiry anyway. Sorting that out is part of the first conversation.
Who it suits
Who is real estate investment in Azerbaijan support for?
Buyers and investors who can't be in the country for every viewing, meeting and signature. Many come from Pakistan, India and Bangladesh, and others are English speaking investors elsewhere who want somebody in Azerbaijan checking the building first.
- First time buyers here, who don't yet know the districts, the process or who to believe.
- Investors weighing up a rental flat who want the building described as it is, not as the advert sells it.
- Founders registering a company in Azerbaijan who need an office, a shop or a home to go with it.
- Owners from an earlier purchase who now need somebody in the city to keep an eye on the place.
One thing to be clear about. We don't promise returns, rental income or occupancy, and anyone who does should worry you. A purchase isn't a route to a visa or residency either. What we offer is a decision taken with the facts in front of you.
What a foreign buyer may own depends on the property type, and land sits under different rules from apartments and buildings. We're a consultancy rather than a law firm, so the reading of your case comes from a qualified Azerbaijani lawyer working with us on it, acting for you rather than for the seller. Have your own position confirmed that way before you sign or pay anything.
Pricing
How much do real estate services in Azerbaijan cost?
Scope decides it, so the quote comes after we've read your details. One inspection is a different job from a search across several districts with checks and negotiation behind it. Charges from other parties are listed apart from our fee.
There's no price list, because no single number would be true for every buyer. Viewing one apartment and running a full search across several areas aren't the same amount of work.
- Our fee: quoted for the scope you agree, before anybody starts.
- Professional fees: a lawyer, valuer or other specialist bills you directly, and we tell you when one is needed.
- Official charges: costs belonging to the transaction are shown as their own line.
Send your requirements and we'll come back with a scope and a number you can think about without being chased.
Discuss Your Property NeedsWhy us
Why choose Karobar Gateways for real estate in Azerbaijan?
Because the work happens inside the country instead of being emailed from outside it. Our base is Baku, we tell you which parts belong to qualified lawyers and tax professionals, and the same team can stay involved long after the keys change hands.

Based where the property is
Our office base is in Baku. Viewings, seller meetings and errands happen in person, so what you're told comes from somebody who has been inside the building.
Execution, not only opinions
You get the steps and the people who carry them out. Advice on its own still leaves you doing the hardest part from another country.
Clear about our limits
We're a consultancy and not a law firm. Sign-off on legal, tax and accounting questions stays with qualified professionals, and you hear that at the start rather than at the notary.
Still there after the purchase
Management, short lets or a business setup can follow with the same team, so what's been learned about your property isn't lost between providers.
If that reads like the help you want, the next step is a short conversation about your plans.

Where in Azerbaijan do we help with property?
We work outwards from Baku, so nearly all the property we handle is in the capital and the area around it. Our other base of experience is Kurdamir, where the farming work sits. For anywhere else, ask first and you'll get a straight answer.
The capital is where most foreign buyers start, simply because the choice of apartments, houses and commercial space is widest there. Farmland is a different project with rules of its own, and that conversation belongs with our farm setup and agricultural support side.
FAQs
Frequently asked questions
Can foreigners buy property in Azerbaijan?
Broadly, foreign buyers can own certain kinds of property here, though what's allowed turns on the property type, and land isn't treated like apartments and buildings. We aren't a law firm, so ask a qualified lawyer to confirm your own position before you commit.
Should I look at Baku or somewhere else in Azerbaijan?
Baku in most cases, because that's where the choice of property sits and where our team already is. Other regions are worth discussing, and farmland is a separate question with tighter rules. Tell us the purpose behind the purchase and we'll say what fits it.
How much do your real estate services cost?
Scope decides it, and we quote once we've read your details. Fees belonging to other parties, such as a lawyer or an official charge on the transaction, are listed apart from ours, so you can see who is being paid for what.
Do I need to travel to Azerbaijan to buy?
Not for every stage. Our team can view, inspect and report while you stay where you are. What you personally have to attend or sign, and whether a representative can stand in for you, is a legal question for your lawyer.
What do you need from me to get started?
A budget range, what the property is for, and the country you're buying from. If you already have a listing or an area in mind, send that too. We read it properly before replying, and the reply says what's realistic rather than what sells.
Will buying property give me a return or a residence permit?
Neither is something we can promise. We make no claims about rental income, occupancy, price growth, visas or residency, because nobody honestly can. Our part is getting the facts about a specific property in front of you before you decide.
Can you look after the property once I've bought it?
Yes, for property in Baku. Owners living abroad can move on to our property management support, and owners who want short stay guests can use the Airbnb setup and management service. Scope is agreed per property.
