Real estate in Baku

Real Estate Services in Baku

A flat can photograph beautifully and still sit above a generator, on a street with nowhere to park, in a block where the lift is out. From your side of the screen there's no way to tell. That's the gap we close for real estate Baku sells at a distance: we search apartments, houses and commercial units by district and brief, walk through every shortlisted one, and write down what we found.

  • A search by district and building, not by whichever advert shouts loudest
  • A walk through each shortlisted property, with photographs, video and written notes
  • Help keeping the place looked after once it's yours

Our office base is in Baku, and the same team works on property, business setup and short lets across the city.

What's covered

What do our real estate services in Baku cover?

Three property types in the city, apartments, houses and commercial units, and two pieces of work around them: a visit before you commit, and help keeping the property afterwards. What exactly we do is agreed per project once we've read your requirements.

Buyers who write to us aren't short of adverts. They're short of somebody who can go and look. So the work is built around the parts that need a person standing in the city, each one there to spare you a wasted flight or a bad purchase.

  • Apartments

New towers and much older blocks sit on the same streets here and behave nothing alike. We check the entrance, the lift, how water and heating are arranged, and the noise coming off the road.

  • Houses

Houses and villas in the city and out along the Absheron side. A house varies far more than a flat: the plot, the water, the road to the gate and the neighbours belong to that one address.

  • Commercial property

Shops, offices and other premises for founders who need a base in the city. We look at a unit the way somebody who has to open it would: access, passing trade, condition, and the work needed before a door opens.

  • Inspection

A visit from our team, with photographs, video and written notes sent on to you. You see what we saw, the problems included, so the decision is yours and it's an informed one.

  • Management help

Once the property is yours it shouldn't sit unwatched while you're abroad. That side continues through our property management in Baku work.

There's no catalogue here to browse. We search against your requirements and put forward only property we've been able to verify as genuine. If nothing in the city fits the brief, we'll tell you that rather than pad the list.

Tell us the property type, the districts you have in mind and a budget range, and we'll say what the city actually offers at that level.

The city

Which parts of Baku do we work in?

Across the city: the central districts of Nasimi, Sabail, Narimanov, Yasamal and Khatai, the walled old town of Icherisheher, and the Caspian seafront. House searches often run outwards to the Absheron settlements, depending on what your brief asks for.

Baku is several markets wearing one name. A flat off the seafront boulevard, a unit in a planned development such as White City, and a house out towards Mardakan are three different purchases. Different buyers want them, for different reasons, and each needs its own checks.

So we begin with how the property will be used, not with a district name. Living in it, letting it and running a business from it point down different streets. You won't get area averages or income projections from us, only named properties and what's true about each.

Process

How does it work from first message to a shortlist?

You send requirements, we go through them with you, and you get a plan of steps that marks the parts needing outside professionals. After you decide to go ahead, our Baku team searches, visits each option in person, and reports back to you.

  1. Step 1

    Send your requirements

Property type, purpose, any districts you favour, and a budget range. A few straight lines will do to start with.

  2. Step 2

    Review the brief together

We go through it and point out anything the Baku market won't produce, so you aren't chasing a property that doesn't exist at that price.

  3. Step 3

    Get a plan of steps

You receive the steps written out, including the ones needing a qualified lawyer, a notary or a tax adviser. We're a consultancy and not a law firm, and you hear that before you start rather than later.

  4. Step 4

    We search and verify

Once you decide to go ahead, we look for property matching the brief and satisfy ourselves that each option is genuine before it reaches your inbox.

  5. Step 5

    In-person inspection and report

We go, record what's there, and send photographs, video and notes. The unflattering parts included.

  6. Step 6

    You decide the next move

If you want to go after one of them, the purchase itself runs through our step-by-step support for foreign buyers.

Seeing it properly

What does a visit show that the photographs don't?

Plenty. Photographs are chosen to flatter, and they say nothing about noise, smell, water pressure, the state of the stairwell or the street after dark. A visit puts all of that in writing, which is the whole point of sending somebody.

What a listing gives you, and what somebody standing there finds out
What the advert showsWhat it leaves outWhat our visit records
A set of interior photographsWhat the windows face, how the light falls, how large the rooms really feelOur own unflattering photographs and video, with notes on layout and outlook
The building's name or addressThe entrance, the stairwell, the lift, the bins, who looks after the blockA walk through the common parts and a note on the state of them
A district nameTraffic, parking, the walk to the metro or the shops, the street after darkWhat we saw around the property while we were at it
An asking priceWhether anything visible justifies it, and what the place would need spending onA note on condition and the work required, which is the part that moves a price
A phone number for the agentWhether the person selling is the person who owns itOwnership papers requested and passed on for a qualified lawyer to read

A visit settles what the building is like. It settles nothing at all about the title, and the two get confused often. Whether the seller can sell, and whether a foreign buyer can hold that particular property, is a lawyer's answer, and it comes from the Azerbaijani lawyer we bring onto the purchase rather than from a firm you have to find from home.

Already found a flat you like the look of? Send us the listing and we'll go and see it.

Who it suits

Who is our Baku real estate support a good fit for?

Buyers and founders who want something in Baku but can't be in the city for every viewing and every check. It was built for investors from Pakistan, India and Bangladesh, and for other English speaking buyers who would rather hear the problems.

People walking along the tree-lined seafront boulevard in Baku with the Flame Towers in the distance
  • You're buying from abroad and want the shortlist thinned before you fly, so the trip is spent on real contenders.
  • You want a flat or house for your own use, and would rather learn about the damp now than after completion.
  • You need premises for a business. If the company doesn't exist yet, that runs alongside our company registration in Azerbaijan work.
  • You intend to take short stay guests and want the building checked against that plan before our Airbnb setup and management in Baku team starts.
  • You'd rather deal with one team in the city than a new contact at every stage.

It fits badly if what you want is a long list to scroll through. We don't produce those. And if the search runs wider than the capital, begin instead with our real estate services across Azerbaijan.

Pricing

How is a real estate agent in Baku quoted and paid?

Agencies in the city do it differently, so we'll speak only for ourselves. We quote per project once your details have been read, because one apartment search and a commercial premises hunt aren't the same work. Other parties' charges appear separately.

You'll know the scope and the price before any of it begins. Money that isn't ours, notary and registration charges, a lawyer, a tax adviser, is named as its own item, so nothing hides inside a single figure.

Send the brief and you'll get back a scope, a price, and no chasing.

Why us

Why choose Karobar Gateways for real estate in Baku?

Because we're in the city and we do the work rather than describe it. One team here covers property, company setup, short lets and management, so a purchase isn't planned in a vacuum away from what you mean to do with the place.

  • In the city itself

Our office base is in Baku, so a viewing, a second look or an errand at the building doesn't wait for your next flight.

  • We carry it out

You get the steps and the people who perform them. That's the difference between being told what to do and having it done for you.

  • One team across services

Property rarely stands on its own. If yours doesn't, the same people can bring in our business consultancy in Azerbaijan without you briefing a stranger.

  • Clear about the limits

No promised returns, occupancy, residency or approvals. Sign-off on legal, tax and accounting matters stays with qualified professionals, and you're told so at the start.

  • Verified property only

Options reach you once we're satisfied they're real. A short list you can trust is worth more than a long one you can't.

Talk it over with people who are in Baku every day.

FAQs

Frequently asked questions

Can foreigners buy property in Baku?

Generally yes for apartments and buildings, while foreign ownership of land is restricted. How that lands on a specific property, and on you, depends on the details, so have a qualified lawyer confirm your position before you commit. We can coordinate that here in the city.

Do you have a list of properties for sale in Baku?

No, there's nothing to browse. Options are found against your written requirements, and a property only reaches you when genuine inventory, photographs, pricing and verification sit behind it. That keeps the list short and everything on it worth reading.

Can you inspect a Baku property I found myself?

Yes. Send the listing and we'll arrange a visit, then send you photographs, video and written notes on what's there. The scope of each inspection is agreed with you beforehand, and structural or legal opinions come from the relevant qualified professionals.

Do I need to be in Baku during the search?

No. Reports reach you wherever you happen to be while we search and visit. What you have to attend or sign in person for the purchase itself is a matter for legal advice at the time, and your plan will flag it.

How much do your real estate services in Baku cost?

That follows the scope, and we quote once we've read your details. Charges from other parties, such as notary, registration, legal and tax fees, are itemised on their own so you can see exactly who is charging what.

Do you promise rental income or a return on a Baku property?

No. Nobody can honestly promise income, occupancy or a return, and we don't. What you get from us is accurate information about the specific property, and help looking after it afterwards. The investment decision stays yours.

Are you a law firm or a licensed legal adviser?

No, Karobar Gateways is a consultancy. We handle the working side of a property search in the city. Legal, tax and accounting opinions come from qualified professionals, and on the legal side those are Azerbaijani lawyers we work with, brought onto your project rather than left for you to source.

Ready to look at property in Baku with someone in the city?

Send the property type, the purpose, any districts you favour and a budget range. We'll go through it with you and come back with steps you can follow. Or write to info@karobargateways.com.
